Vista Woods Development
A development application was submitted in March of 2021 to construct a 179,961 square foot 179-unit affordable apartment complex for senior citizens on three parcels at 600 Roble Avenue, 1109 San Pablo Avenue and 1230 San Pablo Avenue, which total approximately 2.01 acres. The project area is bordered by San Pablo Avenue, Roble Avenue, Encina Avenue, and Madrone Way.
The Project will consist of 16 studio apartments, 127 one-bedroom apartments, 34 two-bedroom apartments and two manager apartments. The units will be restricted for occupancy by Very Low-Income Households, Low-Income Households, and Moderate-Income Households. Affordability is based on the Area Median Income (AMI) for Contra Costa County, which in 2021 was $125,600 annually for a 4-person household. Very-Low-income households have a household income of no more than 50% of the area median income (AMI) for Contra Costa County where Low-Income households and Moderate-Income households have a household income of no more than 80% and 120% of AMI, respectively. Rent in the income restricted units will be based on the tenant’s household income and formulas established by state law. The rent restriction applicable to the project will last for 55 years.
